Safety in Buildings
Building Code Requirements
Belimo’s FSKN remote inspection module allows testing of actuated life safety dampers without the need for costly visual inspections and meets testing requirements of NFPA 80 and NFPA 105 referenced by the International Building Code (IBC). The module initiates damper cycling and verifies the damper position to ensure proper emergency operation. The FSKN connects to Fire Alarm panels or Building Automation Systems using BACnet or Modbus communication protocols. The FSKN opens its normally closed relay contact upon the command to test. The damper springs close. The position indication switches verify correct open and closed positions. The FSKN then recloses its contact, and a Pass or Fail message is available for the BACnet controller to read. The smoke detector and/or high-temperature limit are always in the circuit and are never bypassed.
Replacement Solutions
Belimo RetroFIT+ App
The Source for HVAC Actuator and Valve Replacement Solutions
The Belimo RetroFIT+ App enables you to find replacement solutions for sensors, actuators, and valves based on a variety of parameters, such as manufacturer, model, voltage, control type, torque, running time, and close-off requirements. Poorly functioning or even nonfunctioning system can be transformed into highly functioning, more efficient system by finding the right replacement. Replacement solutions are compatible with all major control systems, so there is no need to replace other system controls. The App is free and is available from the iTunes Store or Google Play.

Consulting Engineers
Your analytical skillset makes you an invaluable asset to your organization and though your job is to design systems and operating sequences that meet energy codes to make facilities run more efficiently. You constantly find yourself collecting information and analyzing data when it could be spent looking for new and innovative ways to save energy and improve building performance. Belimo fire and smoke damper actuators offer:
- Internal, heat-resistant spring closes damper without loss of torque at elevated temperatures
- Modulating model positioned remotely to provide fire, smoke, and air balancing function is economical in space saving applications such as economizers, stairwells, and barrier walls
- Electronic or microcontroller based motor that cuts off at full open position to save energy with less noise.
- Considerably exceed legal requirements
- Higher efficiency with lower power consumption avoids carbon emissions over the life of the building
- Customer focused organization with support documentation requirements for plans and specifications along with comprehensive retrofit solutions to increase system efficiency
Contractors & Distributors
You need to run a lean and mean operation—however, finding new and effective ways to provide unique solutions to client problems are key to achieving the ultimate goal of increasing profits and growing your business. You feel like far too much of your time is spent diagnosing technical issues and troubleshooting problems for others when it should be spent getting the job done and moving on to the next one. Fail-safe damper actuators provide:
- Universal clamp fits different shaft sizes to help reduce inventory
- Clockwise or counter clockwise fail-safe rotation accomadates installation requirements for fail open or fail closed damper position
- Accessible manual override button to help you pre-tension damper blades quickly
- Direction of rotation switch allows the actuator travel to match the control signal output
- Simple, direct coupling reduces labor costs
- Mechanical end stops to adjust the angle of rotation for added installation flexibility
Building Owners
Building expansion and tenant improvements are a constant challenge to your facility department and the value of your property. You are having difficulty keeping clients comfortable, identifying ways to optimize your HVAC system, and preserving capital budgets. Fail-safe actuators offer:
- Showcase your building by utilizing energy efficient products and enhance your ENERGY STAR® certification
- Electronically protected against overload increases actuator longevity and reducers maintenance cost
- Low power consumption actuators reduce utility cost
- Quiet operation with brushless DC motor keeps office spaces aquistically comfortable
- Reliable and precise actuator positioning for ventilation dampers meets code requirements and keeps occupants comfortable
Facility Managers
Higher energy prices combined with costly building inefficiencies are making your job more and more difficult to perform. While you should be looking for new and innovative ways to reduce energy consumption and improve facility performance, you’re simply too busy dealing with employees, troubleshooting technical issues, and trying to combat costly problems with more money. Fail-safe damper actuators can:
- Guarantee minimum torque over entire specified operating range with no loss in performance due to temperature, supply voltage or speed
- Clockwise or counterclockwise fail-safe rotation accomadates tennant improvement of retrofit installation requirements for fail open or fail closed damper position
- Provide reliable operation and occupant comfort with increase building performance
- Easy installation for tenant improvement projects
- Online technical support and local inventory from controls distributors makes replacement of any damper actuator fast and easy
ESCO
